Recording Real Estate Documents
The Recorder accepts for recording those documents relating to real property transactions. In order for these documents to be accepted by our office, they must meet those requirements set by the Ohio Revised Code. Please review the Real Estate Recording Guide below to ensure your document meets these requirements.
To record your document, you may visit the Recorder's Office or file through the mail. We ask that you include a self-addressed stamped envelope or the Recorder's Office will charge postage to return the original document. The method of payment for all document filings or copies is by cash or check. Please make your check payable to "Scioto County Recorder." Checks payable to second or third parties will not be accepted. Please see the Fee Structure below for a complete list of fees.

How to Record Your Document*
*All steps must be followed to successfully process your deed. The Scioto County Recorder's Office strongly recommends that you seek professional advice from attorneys or licensed title agencies before preparing any document to be recorded. Our employees cannot offer legal advice.

A NOTE ON MORTGAGES:
When your mortgage is paid off, a new deed is not issued. Your mortgage company will file a release of mortgage as a new document.
1 / Form
Deeds are filed with a new form. If you need a template form, consider using one of the following:
2 / Document Requirements
All documents presented for recording should meet the following requirements:

Legible font of size ten or larger in blue or black ink only.

Paper size of 8 1/2 inches by 11 inches or 8 1/2 inches by 14 inches.

Text should not be highlighted.

One inch margins on the sides and bottom of the document.

A three inch margin of blank space at the top of the first page and a one and one-half inch margin at the top of the remaining pages.
3 / Legal Description
You will need a legal description of your property to prepare the form. You can Search Our Records for the last deed that was filed, describing the property.
4 / Notary
All transfers need to be signed in front of a notary.
5 / Auditor
When ready, all property transfers/deed changes need to be filed with the Scioto County Auditor's Office. Please note that the Auditor charges separate fees to transfer the property.
6 / Record Your Deed
Once the deed is filed with the Auditor and the transfer is complete, the deed is then filed with the Recorder. If recording via mail, please remember to include a self-addressed stamped envelope so that we can return the original to you.
